Should I hire a plan designer?
This is the most obvious solution for anybody planning to remodel their house, especially when working with custom or high-end designs. Unfortunately, expensive designs do not always pull through without a glitch (especially with matters concerning cost) and that is why more time needs to be spent on groundwork.
In order to provide quality service, the construction manager needs to be part of the design process from the very start. That way time and expenses can be structured.
Do I buy new or remodel?
That is the primary question here and the fact is there is a lot to consider. What works for one person may not work for another. Here are your options:
• Stay right where you are and renovate as you see fit
• Buy a new home and make alterations
• Build a new home
It should be noted that a new customized house will not not necessarily look and feel better than a modified family home. Your location is very important. If you like the atmosphere around you or value your friends and family connections, it will make more sense to stay and modify. Furthermore, remodeling does not cost as much as buying a new house, so that takes some of the pressure off.
You may be forced to move out for a while depending on the size of the project. If the team starts working immediately, however, then your construction manager should be able to give you a fairly accurate time frame. That way you do not have to stay indefinitely at a cheap hotel or garage.
A new home does have advantages too. For starters you get to be the first person to use the kitchen and bathroom, insulation and air-flow are perfect and new memories can be formed. Also, the fact that it’s a new house means there will not be any repairs for a while, so your visitors really see the quality of the designs for a long time.
Cost variants. To get a clear picture of the entire cost, a number of factors have to be considered. For example, the scope of the project, existing property conditions, building codes, etc. must all be contemplated. Projects that involve extensive transformation and expansion can in fact be more expensive than buying a new house, so a proper plan is needed. Remember to put aside an amount of no less than 15% of the entire budget to cover inevitable decorating upgrades and other cost increases.
As you will find in the end, home remodeling takes time and can be stressful despite considerable planning. It can also be very rewarding when you see the design come to life. If it takes an expensive designer to create a particular design, you may have to spend more but that is the point of a good design. It requires extra effort from you, our designers and construction team.
Why remodel in the first place?
Think of the comfort and style that comes with a customized car. Now imagine having your home transformed into the most interesting picture you have in mind, whether old or new, just as it appears in a magazine catalog. It is a way to enhance or evolve into current design trends without having to spend a fortune on a new house. The best part is that you get to stay in the home you love and invest a lifetime into it.
There are practical reasons to want to remodel. Energy usage alone can be influenced by the current structure of your house. Large windows and unnecessary spaces can use up a large portion of your heating bill because it takes longer to heart the house and more energy is lost. A comfortable design will mean an easier time cleaning the house and if the plan takes into account air flow, the hot seasons will not be unbearable.
How do I pay for the project?
This should be addressed earlier on as you first come up with a rough cost estimate. Most contractors will want to discuss payment before you continue examining design ideas. Other financial obligations – such as insurance – should also be discussed. It goes without saying, but as a homeowner, you do not need to take out a large loan for the project unless it comes with a particular financial gain, like if you plan to sell the house later on.
A home equity loan, line of credit or second mortgage may be used as financing options for home remodeling. Cash too may be used. Whatever method you use to cover the cost, be sure to read and understand all stipulations in the contract and do not take any unnecessary risks.
When is the best time to remodel a home?
As long as the weather permits, you can begin a home remodeling project and be done with it before it starts to become a problem. Just look at your floor, the size or shape of your rooms and if the current building plan does not work for you, just go and get someone who can rearrange a few things to make it come close to the idea you have.
Can home remodeling be performed on my own?
Your family should be kept safe at all times and that means no unsupervised construction. Any improvised DIY construction attempts should be kept at a minimum because most states require proper licensing before any major upgrades are performed in the house. To prevent fire and electrocution, do not break into walls or the ceiling. There might be live power cables.
